Welcome to PfP igloo
Developer PfP igloo, is a partnership between PfP Capital and igloo Regeneration, formed with investment from Places for People Group through its fund management business PfP Capital.
We pride ourselves in proving placemaking can work for everyone, by bringing our delivery expertise and management capability together into one platform. Coupled with a long-term holistic approach, our platform generates positive change in communities, reduces impact on the planet, and ultimately unleashes value to deliver impact in places with future potential.
With a total development value of £300 million, PfP igloo's initial development portfolio comprises over 500 homes, with plans to deliver an additional 500 homes for sale and rent, as well as over 300,000 sq ft of commercial space.

A sustainable development in the heart of Leeds’s most creative quarter, Holbeck Urban Village, the Ironworks project consists of 68 new homes that are a mix of townhouses, apartments and penthouses. Although modern inside, each of the eco-friendly smart homes have been created with the city’s rich cultural heritage in mind, a design that was recognised at the 2019 Housing Design Awards.
Every home is heated with electricity making the project a no-gas scheme, with walls and ceilings highly insulated to preserve energy throughout the year. There are on-site charging points for electric vehicles and plenty of bike storage for residents to use, marking a new era for sustainable travel within the Ironworks community.
A new neighbourhood in the heart of Newcastle, Ouesburn Valley is a residential-led development which, when completed, will offer 300-350 homes and 18,000-20,000 sq ft of commercial workspace in a riverside location close to the city centre.
The development consists of five phases: The Mailings, Steenberg’s Yard, Malmo Quay and Spillers Quay, Glasshouses and Maling Street, with the Mailings completing in 2017.
Development consists of a range of different house styles that will accommodate all sorts of families at every walk of life, with a public realm that will be responsible for nurturing the community feel and neighbourhood initiatives.
One of the UK’s most high-profile development sites, Stephenson Quarter will facilitate the regeneration of 4.3 acres of brownfield land behind Central Station, creating and estimated 2,000 jobs for the people of Newcastle.
Comprising of two phases over a seven-year period, stage one has seen the creation of a Crowne Plaza Hotel, shopping venue and office buildings, as well as the University Technology College.
The second stage of the project will breathe life into the site’s historic buildings in the form of new residential development, office space, leisure and a public realm, which will serve as a vibrant community for residents, businesses and visitors who come to visit the region each year.
